An undeveloped waterfront plot of land in South Florida, neighboring one of Jeff Bezos’ mansions, has been put up for sale for $200 million.

The 1.84-acre property is located in the exclusive Indian Creek Village, a man-made barrier island in Miami-Dade County that has just 41 homes.

The parcel of land, located at 9 Indian Creek Island Road, was put up for sale less than two weeks ago, according to the real estate listing.

The property boasts 200 feet of water frontage on Biscayne Bay and offers its future owner stunning views of downtown Miami.

But perhaps one of the most interesting things about the property is that the potential buyer would build their home next to a home owned by Bezos.

The Amazon founder owns three properties on the island, located at 11, 12 and 28 Indian Creek Island Road. He reportedly paid $237 million for these properties.

Indian Creek is one of the “richest, most luxurious and safest communities” in the world. The village is known as the “Billionaires’ Bunker” because of its super-rich residents, who are a mix of celebrities and business tycoons.

The potential buyer of 9 Indian Creek Island Road would build his dream home next to a home owned by Jeff Bezos, pictured with his fiancée Lauren Sanchez in a photo he shared on his Instagram page last week to commemorate his birthday.

At an asking price of $200 million, the next owners of 9 Indian Creek Island Road will spend approximately $108.7 million per acre to own the land on this ultra-exclusive island.

Ilya Reznik, listing broker with the Reznik Group, told the New York Post that the land is “the perfect place to build your dream home” and that a “conceptual design-build plan” for a 25,000 estate square feet by famous billionaire builder Manny Angelo Varas will be available to buyers.

In addition to a large estate, the land offers future owners enough space to build a deep-water dock large enough to house a 180-foot megayacht, Reznik said.

Residents will also benefit from a high level of security as the 300-acre island is guarded 24/7 by its own police and maritime control forces.

Additionally, future residents will have the opportunity to join the island’s country club and 18-hole golf course.

Reznik said the current owners purchased the land for $27.5 million in 2018 and “were considering building” on the property “but then plans changed and they decided to sell.”

The sellers, whom he described as “individuals,” do not wish to reveal their identities.

But Reznik added that it’s “more interesting to know that the land is next to Bezos than to know who the seller is.”

Bezos splurged on a third mansion on the exclusive island earlier this year, bringing his total investment in the area, known as the “Billionaire’s Bunker,” to $237 million.

The Amazon founder agreed to pay $90 million for a six-bedroom home in an off-market deal, according to Bloomberg. The beachfront property on the strictly gated island has a large lawn and an outdoor pool.

The property is located on the opposite side of the island from the two neighboring houses he purchased last year.

Bezos acquired two mansions on the ultra-exclusive island last year, one for $68 million in June and the other for $79 million in October.

He is reportedly living in the third mansion while both mansions are being demolished.

Bezos has expanded his real estate portfolio since his engagement to Lauren Sanchez last year.

According to real estate records, the third mansion in Bezos’ Indian Creek Island portfolio was last sold in 1998 for $2.5 million.

Indian Creek has already attracted the likes of Jay-Z and Beyoncé, as well as current resident investors Carl Icahn and Jared Kushner.

Kushner and his former first daughter Ivanka Trump purchased their home for $24 million in April 2021 and spent more than two years renovating it.

Carl Icahn reportedly purchased his mansion in 1997 for $7.5 million, while Colombian banker Jaime Gilinski assembled five properties to build a family compound.

Football star Tom Brady and his then-model wife Gisele Bündchen were also building an “eco-mansion” in the community before their separation.

Spanish singer Julio Iglesias is a long-time resident of the island and owns several properties, having moved there in the 1970s.
